A Manual J calculation determines the heating and cooling loads for a building based on its specific construction, orientation, climate zone, and occupancy. Florida building code requires load calculations for HVAC system sizing on new construction, additions, and major renovations. This ensures your system is right-sized — not too large (which wastes energy and causes humidity issues) and not too small (which can't keep up on peak days).
Manual J calculates how much heating and cooling your building needs. Manual D designs the duct system to deliver that capacity — including duct sizes, routing, and register placement. For new construction, most jurisdictions require both. For equipment replacements in existing homes, typically only Manual J (and Manual S for equipment selection) is needed.
In Florida, all new construction and most substantial renovations require energy code compliance documentation for permitting. This includes an EnergyGauge or REScheck report demonstrating that your building meets the Florida Building Code energy provisions. Some jurisdictions also require compliance for window replacements, re-roofing, or insulation changes. We can help you determine what's required for your specific project and jurisdiction.
Standard turnaround for residential Manual J and energy compliance reports is 2–3 business days from receipt of complete plans. Expedited service is available for time-sensitive permits. Commercial projects and complex residential projects may require additional time depending on scope. We'll provide a clear timeline when you request your quote.
For new construction: architectural floor plans, a site plan, and window/door schedules. For existing buildings: address, approximate square footage, and any available documentation. For equipment replacements: existing system details and any known issues. We can often work with rough sketches for simpler projects, and our Matterport and site visit services can fill gaps when plans aren't available.
An elevation certificate (FEMA Form 086-0-33) documents a building's elevation relative to the Base Flood Elevation (BFE). You may need one for flood insurance rating, new construction in a flood zone, property transactions, or LOMA/LOMR applications. We provide surveyed elevation certificates across the Central Florida and Tampa Bay areas and can coordinate with your insurance agent or lender.
